2009: A Year of Continuous Improvement |

When the financial crisis occurred in late 2008, luxury market sales plummeted. However, in each quarter after that, the number of sales increased. With nearly 200 luxury home sales in the fourth quarter of 2009, market activity is at a level that approximates late 2007 and early 2008 time periods. This increase in activity has dramatically reduced the number of luxury homes on the market. In fact, for homes priced over a million dollars, there is currently only 11 months of inventory available while at this time last year, this was 27 months. And, there are people actively looking for luxury homes. We’re seeing a balanced mix of local, mainland and international buyers; some buying with cash, others with conventional financing and others with seller financing. And, as savvy investors are realizing some recovery in their stock portfolios, many are diversifying into real estate—a tangible asset they can enjoy that can also help mitigate their investment risk. |
